A new community off Skipton Road
Home Group appointed BREE Construction to deliver Watling Grange, a 40 million pound development off Skipton Road in Harrogate. BREE's works provided 220 new homes within the wider master-planned community, which Home Group brought forward through its Persona Homes brand as a substantial new neighbourhood for the town.
The scheme combines a range of house types and tenures across the wider site, creating a balanced new community on the edge of Harrogate. The development was unveiled as a major addition to local housing supply, bringing new homes to a part of North Yorkshire with strong demand. The arrival of the development was welcomed locally as an important boost to housing in Harrogate, with the new homes set within landscaped surroundings on the Skipton Road site.
Homes and tenure
The development offers a mix of homes designed for a broad range of households, including shared-ownership properties that widen access for local buyers. Show homes such as the Merevale house type set the standard for quality across the scheme, giving prospective residents a clear sense of the finish and layout on offer.
Materials and finishes were supported by suppliers including Taylor Maxwell, with civil engineering works carried out by Howard Civil Engineering on the Skipton Road site. The combination of house types and tenures was designed to create a varied and sustainable community rather than a single uniform development.
A phased delivery
Work ran from 2021 to 2024, with delivery spanning the build-out of the wider community. Works recommenced at points during the programme, and the scheme was launched off-plan ahead of completion through Persona Homes.
Following completion, Watling Grange has grown into an established neighbourhood with an active resident community, adding significantly to housing supply in Harrogate and providing a balanced mix of homes within a new sustainable community. Lifestyle coverage of the scheme captured the appeal of the new community, while an active residents' group reflects the settled neighbourhood that has emerged since handover.
