
Affordable homes at Annfield Plain
Karbon Homes appointed BREE Construction, then operating as Partner Construction, to deliver 19 new affordable homes at Annfield Plain in County Durham. Completed in 2021, the development brought modern, energy-efficient affordable housing to an established community in the North East.
Annfield Plain was one of three sites BREE delivered as part of Karbon's 18.5 million pound County Durham programme, alongside the larger schemes at Castlefields in Esh Winning and Chester Burn Close in Pelton Fell. Together the three sites kickstarted a wider housebuilding pipeline for the housing association across the county.
Delivery and community focus
Working within an existing residential neighbourhood placed clear emphasis on responsible site management, careful logistics and positive social value throughout the construction period. The Annfield Plain site was registered under the Considerate Constructors Scheme, reflecting the care taken in working close to neighbouring homes.
Although smaller than its sister sites, Annfield Plain added a valuable tranche of affordable housing to the area and supported Karbon's strategy of investing in communities across County Durham.
Part of a wider County Durham programme
As one of BREE's affordable schemes in the North East, Annfield Plain sat within Karbon Homes' broader investment plans for the county. Delivering it alongside the Esh Winning and Pelton Fell sites called for steady programme management across separate locations, each with its own access, neighbours and local conditions.
The completed homes gave Karbon an early, visible return on its County Durham commitment and added durable, quality affordable housing to an established community. For BREE, Annfield Plain formed part of a dispersed, multi-site affordable contract delivered on programme for a long-term housing association partner.
