
Trent Lane regeneration
Pelham Waterside on Trent Lane in Nottingham was delivered by BREE Construction for NCHA and its development arm Pelham Homes, a 11.7 million pound scheme built between 2019 and 2021. The development helped establish one of the city's newest neighbourhoods along the banks of the River Trent, transforming a former industrial stretch into a riverside place to live.
Designed by CPMG Architects, Pelham Waterside formed part of a wider regeneration that has steadily taken shape on the waterfront, supported by new pedestrian connections including a bridge that drew early buyers to the area.

Seventy-three homes and a model with a purpose
The scheme provided 73 homes, combining houses and apartments to create a balanced community. Pelham Homes operates on a model designed to build profit for a purpose, recycling returns from development back into NCHA's wider social housing work, and Pelham Waterside became a flagship for that approach.
The quality of the completed development was recognised nationally when Pelham Waterside was shortlisted at the Inside Housing Development Awards 2021, a shortlisting reported across the housing and architectural trade press. A second phase later secured planning consent, extending the neighbourhood with further homes including a four-storey apartment block on the riverbank and continuing the community that BREE helped to begin.
A neighbourhood that kept growing
Pelham Waterside formed the start of a sustained transformation of the Trent Lane riverside, and its success carried through into later phases.
First-time buyers have been drawn to the development by its riverside setting and new pedestrian links, with local coverage following residents moving into their homes. For NCHA, one of the East Midlands' largest housing associations, Pelham Waterside is a flagship for its Pelham Homes model, in which development returns are recycled to fund wider affordable and social housing across the region.
