Remediation at The Exchange

At The Exchange at Grange Walk in Bermondsey, BREE Construction has been engaged on cladding remediation works, returning to the 205-home development the business originally delivered under its legacy United House name for Notting Hill Housing. The works form part of the wider building safety programme that has followed national reviews of external wall systems.

The original scheme, completed in 2014, comprised 205 homes across a mix of affordable rent, shared ownership and private tenures. The remediation activity addresses the external wall and cladding systems on the blocks, bringing them into line with current fire safety expectations.

As the original contractor, BREE Construction has a direct connection to the building that helps inform the remediation, with knowledge of the original construction supporting the assessment and replacement of the external systems.

A complex building safety context

Testing identified that cladding covering part of the Bermondsey building did not meet fire safety requirements, prompting investigation and remedial action. The programme has run alongside a significant dispute between leaseholders at The Exchange and Notting Hill Genesis, with a High Court case settled when NHG and BREE Construction agreed to pay residents 550,000 pounds.

Notting Hill Genesis has maintained resident information channels throughout, setting out contractor and contact details for the works and managing the capital works programme across the estate. The remediation reflects the realities of bringing an established residential building up to evolving safety standards while keeping residents informed.

The works form part of a far wider national effort to address external wall safety on residential buildings completed in earlier years, and the programme at Bermondsey reflects the careful, resident-focused approach that such projects demand.
