Over 200 affordable homes in central Leeds

Saxton Lane, also known as Saxton Heights, is a 42 million pound affordable housing scheme that BREE Construction delivered for WDH and its development arm Vico, also referred to as Modernistiq. The development provides 207 apartments, all for affordable rent, on the edge of Leeds city centre, answering strong demand for genuinely affordable homes in the heart of the city.

Described as the largest all-affordable high-rise in central Leeds, the scheme concentrates a large number of affordable rent homes on a single city-centre site. It was supported by investment from the West Yorkshire Combined Authority, reflecting its strategic importance to affordable housing delivery in the region. The scheme answers a clear need for affordable homes in a location where land is at a premium, making efficient use of an edge-of-centre site.

A landmark affordable tower

The 207 homes rise across three connected blocks of 20, 17 and 15 storeys, designed by Brewster Bye Architects. Acorn delivered the 2.2 million pound curtain walling and glazing package that gives the tower its distinctive elevations, while scaffolding was provided by Burflex and mechanical and electrical works by Roscoe, supporting a high standard of finish throughout.

By delivering all of its homes for affordable rent within a single landmark building, the scheme makes the most of a constrained city-centre site and provides a substantial addition to the supply of affordable homes in Leeds, all within walking distance of the city's employment and amenities.

Delivery and completion

Work ran from 2024 to 2025. Partners marked the topping out of the apartment block, recognising the milestone reached on the multi-million-pound development, before the scheme progressed through to completion as the all-affordable high-rise neared and reached handover.

Now complete, Saxton Heights delivers more than 200 new affordable homes to Leeds city centre, standing as one of the most significant all-affordable schemes the city has seen in recent years.
