From dry cleaning HQ to new homes
The former Johnsons Cleaners headquarters in Bootle, Liverpool, a five-acre brownfield site, was redeveloped into one hundred and four affordable homes. BREE Construction delivered the 22 million pound scheme for Plus Dane Housing, transforming a redundant industrial headquarters into a new residential neighbourhood.
Plus Dane acquired the site from Ascot Group to enable the redevelopment, and the scheme was supported by 1.3 million pounds from the Liverpool City Region Brownfield Land Fund. The Liverpool City Region Mayor, Steve Rotheram, helped to mark the ground-breaking in October 2024, underlining the scheme's significance to the region's regeneration ambitions.
Affordable homes for Bootle
The development provided one hundred and four affordable homes on a five-acre site, replacing a long-disused commercial headquarters with housing for the Bootle area. Plus Dane Housing set out a local lettings policy for the scheme, giving priority to local households and reflecting the homes' role in meeting community need.
Built on previously developed land, the project made effective use of brownfield regeneration funding to bring forward affordable homes in a part of Merseyside where demand is strong.
Delivery and regeneration
BREE Construction delivered the homes for Plus Dane between 2024 and 2025, managing the brownfield site from acquisition and ground-breaking through to completion. The involvement of the Liverpool City Region Combined Authority and its Brownfield Land Fund highlighted the scheme's contribution to wider regeneration objectives across the city region.
The completed development at the former Johnsons Cleaners site shows brownfield-led affordable housing delivery, turning a five-acre disused HQ into one hundred and four homes for local people and supporting the renewal of Bootle.
