
An extra care scheme for Brent
At Honeypot Lane in Kingsbury, BREE Construction partnered with the London Borough of Brent to deliver 61 self-contained extra care flats, a 16 million pound scheme built between 2020 and 2023. BREE Construction (South) Ltd delivered the development on the site of the former Willows care home, which was demolished to make way for the new building.
Designed by Levitt Bernstein to HAPPI principles, the scheme provides one-bedroom flats with communal facilities including a lounge and dining and care areas, supporting independent living for older residents. Planning consent was secured in 2019 ahead of construction.
Replacing the former Willows care home with a HAPPI-principles building gave the council an opportunity to modernise its older persons' provision on a familiar site, with the new accommodation designed around the needs of residents who want to live independently for as long as possible.
A NAIL model now in operation
The homes were delivered under Brent's New Accommodation for Independent Living model, providing supported housing that helps residents live independently while care is available on site. The contract award was set out in a full committee report that recorded the project rationale and scope for the council.
Since completion, the scheme has come into operation, with an extra care service registered with the Care Quality Commission in January 2024 and run by Creative Support at 136 Honeypot Lane. The development sits within Brent's Honeypot Lane growth area, contributing modern, purpose-built homes for older people to a part of the borough undergoing wider change.
A scheme now in everyday use
The contract for ongoing care and support at 136 Honeypot Lane was procured by Brent through a separate cabinet decision. The arrangement pairs purpose-built accommodation with on-site care so that residents can age in place with support close at hand.
