Regeneration at Bermondsey Spa

The 205-home Grange Walk scheme in Bermondsey, SE1, was delivered for Notting Hill Housing by United House, a BREE legacy company, and completed in summer 2014. Publicly known as The Exchange at 17 Spa Road, the 28 million pound development was part of the wider Bermondsey Spa regeneration of the area.

The scheme provided 205 new homes across a mix of tenures, including affordable rent, shared ownership and private sale, contributing a significant number of homes to a regenerating part of south London.

Design and delivery of The Exchange

The development was designed by PCKO, with HTA Design and AHR also credited on the architecture, and landscape design by Allen Pyke Associates. The collaboration produced a series of residential blocks that defined the new streetscape around Grange Walk and Spa Road.

A preview launch was held on 24 May 2014, marking the point at which the completed homes at The Exchange were brought to market. United House had won the 28 million pound contract from Notting Hill Housing for the scheme.

Delivering 205 homes on a constrained Bermondsey site required careful sequencing of the blocks and close management of the urban setting around Grange Walk and Spa Road. The multi-architect design team worked to a coordinated framework that gave the development a consistent identity across its tenures.

A landmark Notting Hill Housing scheme

The Exchange represented one of the larger affordable and mixed-tenure schemes delivered for Notting Hill Housing in the Bermondsey area during this period. Its blend of tenures was intended to create a balanced community within the wider Bermondsey Spa renewal.

The development stands among BREE's legacy projects in inner London, delivering substantial new housing on a constrained urban site for a major housing association client.

The blend of affordable rent, shared ownership and private homes was intended to support a mixed community as part of the Bermondsey Spa regeneration. United House took the scheme from appointment through to a summer 2014 completion for Notting Hill Housing.
