A residential and commercial scheme on Sydenham Road

In March 2021, Peabody awarded BREE Construction a 9 million pound contract to deliver a key residential and commercial scheme on Sydenham Road in Lewisham, south London. The development was completed between 2021 and 2022 and provided 33 affordable homes alongside ground-floor commercial space and new public realm.

Designed by Adam Khan Architects with Stephen Davy Peter Smith, the scheme combined apartments and town houses, mixing flats with houses to create a varied frontage on Sydenham Road. BREE Construction (South) Ltd carried out the works for Peabody as the registered provider and client.

Affordable homes for Lewisham

The completed development added affordable housing in a borough where Peabody has been active across several sites, with the scheme forming part of the landlord's wider programme of new homes in Lewisham. Commercial floor space at ground level supports active street use, while the public realm improvements benefit the surrounding neighbourhood.

Construction ran through 2021 to 2022 on a constrained Lewisham site, with BREE Construction (South) Ltd managing the residential, commercial and public realm elements together. The October 2021 contract milestone drew a visit from the Mayor of Lewisham, reflecting the value the borough placed on new affordable homes in the area.

The scheme sits alongside Peabody's separate Sydenham Groves development on the same road, but BREE's contribution at Sydenham Road stands on its own as a compact, well-considered piece of mixed-use regeneration delivered for a major housing association.

A considered piece of south London regeneration

Bringing together apartments, town houses, ground-floor commercial space and new public realm on a single Lewisham plot gave the scheme a varied, street-facing character. The mix supports active use at ground level while providing affordable homes above.

For Peabody, one of the country's largest housing associations, the completed development adds to a substantial programme of new homes across Lewisham and shows how a compact urban site can deliver mixed-use value for the surrounding neighbourhood.
